This property offers 10 MW of highly reliable behind-the-meter (BTM) power that is fully permitted and ready for development, providing a strong foundation for your data center deployment. Power capacity can be expanded to 18 MW in a potential Phase II, allowing for future scalability as demand grows.

The site can support a 40,000–80,000 sq. ft. data center facility, with flexible design options based on the buyer's specific requirements. While the BTM power infrastructure is permitted, it has not yet been constructed, allowing the buyer to coordinate development timelines with the power provider. The property is prepared for the buyer to submit building permit applications based on their desired facility design, with permitting and construction of the data center to be the responsibility of the buyer/off-taker.

The land is available through a $1 ground lease, contingent upon execution of a Power Purchase Agreement (PPA) with the on-site power pad developer. The BTM PPA pricing is highly competitive with current grid pricing, offering cost-effective and reliable power supply.

In support of ESG and sustainability goals, the project includes opportunities for on-site carbon capture and hydroponic farming, creating a unique model that integrates power generation with community engagement and environmental stewardship.

Environmental

An Environmental Report was performed in 2022 and is available for review. The site was an old junkyard / Brownfield site which we did significant clean up on and today is ready to construct on.

Regulatory Approvals

With fuel cell generation pad approval and city council support, the buyer is only responsible for permitting of its data center.

Multiphase Approach

This property has multiple development options, for one or two buildings, and options for the power pads, battery storage, carbon capture initiatives etc. We will discuss these directly with qualified Purchasers.

Phase 1:

5 Megawatts – available for reservation now through Gray Wolf Data Centers.

Phase 2:

The 10MW is expandable to 18MW in a potential phase 2. The local municipality is supportive of the project. Data Center can be expanded up to 80k sq/ft.
